Zoning Board of Appeals hearings on Tuesday, Feb. 17 at 4 pm

Notice is hereby given: Ann Arbor Charter Township Zoning Board of Appeals will hold 3 public hearings on Tuesday, February 17 at 4:00 pm at Township Hall, 3792 Pontiac Trail, Ann Arbor, MI  48105 to consider the following applications:

  1. ZBA-1-2015 – Application filed by Meadowlark Builders on behalf of property owner Richard Field for the property at 2983 Newport Rd. (parcel I-09-07-361-021). Petitioners propose to construct a two story addition to the existing house. As required by zoning code sections 74-217 and 74-219, they are requesting a variance from the Board of Appeals to expand a non-conforming structure on a non-conforming lot of record.
  2. ZBA-2-2015 – Application filed by property owners Alison and David Swan for the property at 2892 Newport Rd. (parcel I-09-07-361-018). Petitioners propose to construct an addition to their existing house. As required by zoning code sections 74-217 and 74-219, they are requesting variances from the Board of Appeals to expand a non-conforming structure on a non-conforming lot of record and a dimensional variance from the area and placement regulations of section 74-502 for the side yard encroachment and the Floor Area Ratio.
  3. ZBA-3-2015 – Application filed by property owners Louis and Lily Yen for the property at 4966 Ridgeside Circle (parcel I-09-13-451-093). Petitioners propose to construct a sunroom on an existing deck that encroaches 10’ into the 35’ rear yard setback required in the Planned Unit Development (PUD) where this parcel is located. The applicants have obtained the approval of the subdivision Architectural Control Committee, but per Ordinance 1-2015, an amendment to zoning code section 74-259, the Board of Appeals may grant a dimensional variance request from an individual residential owner of a lot within a residential PUD

Full copies of the applications and plans are available for review or purchase at the Township Hall.  Written comments may be submitted in person or by mail prior to the hearings at the Ann Arbor Township Hall, Monday – Friday, 8:30 am – 4:30 pm, or emailed to rbasch@aatwp.org. All interested parties are invited to attend and express their views.
