Ann Arbor Charter Township Zoning Board of Appeals will hold two public hearings on Tuesday, July 19, 2016 at 4:00 pm at Township Hall, 3792 Pontiac Trail, Ann Arbor, MI 48105 to consider the following applications for variances:
- Application filed by property owner James J. Wang for the property at 4979 Ridgeside Circle (parcel I-09-13-425-139, Lot #139 Fleming Creek II). Petitioners propose to construct a sunroom addition that encroaches 11’ into the 35’ rear yard setback required in the Planned Unit Development (PUD) where this parcel is located. The applicant has previously obtained the approval of the subdivision Architectural Control Committee to construct a deck of similar size. Per Ordinance 1-2015, an amendment to zoning code section 74-259, the Board of Appeals may now grant a dimensional variance request from an individual residential owner of a lot within a residential PUD.
- NOVA Consultants (on behalf of DTE Energy) and D.F. Land Development propose to construct a sign for the solar panel array at the property at 3670 Warren Road (parcel ID I-09-11-100-009). The petitioners are requesting variances from zoning code from Section 74-834 (b) of sign ordinance in order to construct a sign 72 sq. ft. larger than the 18 sq. ft. maximum allowed, and from Section 74-501 in order to position the sign at one foot from the property line in the front yard setback along M-14/US-23.
