Zoning Board of Appeals – Public Hearing Tues. December 16 at 4 pm

The Ann Arbor Township Zoning Board of Appeals will hold two public hearings on Tuesday December 16 to receive public input to consider variance requests:

A. The Ann Arbor Township Zoning Board of Appeals will hold a public hearing to receive public input to consider a variance request on premises zoned R-2, Single-Family Suburban Residential, located at 2774 N. Maple Rd., Ann Arbor Township, Michigan, 48103, parcel number I-09-18-231-009.  The applicant is seeking a variance from the following ordinance requirements:

1)   Schedule of area, placement and height regulation requirements in Sec. 74-502 of the Zoning Ordinance.  They are proposing to build a 54 s.f. addition approximately 12.8 feet from the side property line, when the ordinance requires a minimum setback of 20 feet.

2)   Setbacks on arterial roads in Sec. 74-595 of the Zoning Ordinance.  The proposed bump-out will be located 86.67 feet from the centerline of N. Maple Rd.  However, this section of the ordinance requires all buildings to be located a minimum of sixty feet plus the front setback of the district in which the building is located from the centerline of the road.  In this case, the ordinance requires a minimum setback of 95 feet (or 60 feet + 35 feet) from the centerline of Maple Rd.

B. The Ann Arbor Township Zoning Board of Appeals will hold a public hearing to receive public input to consider a variance request on premises zoned R-2, Single-Family Suburban Residential, located at 4380 Welsh Drive, Ann Arbor Township, Michigan, 48105, parcel number I-09-36-380-008.  The applicant is seeking a variance from the following ordinance requirements:

1)   Accessory uses and buildings or structures requirements in Sec. 74-426(d) of the Zoning Ordinance.  They are proposing to build a 288 s.f. accessory building (shed) in front of the rear line of the principal building on the subject site, contrary to the requirement that all accessory buildings shall be placed behind the rear line of the principal building.

The public hearing will be held on Tuesday December 16 at 4:00 p.m. at Township Hall, 3792 Pontiac Trail, Ann Arbor, MI 48105 and also via video conference call.  Please visit the Township website at www.aatwp.org for details on how to participate remotely.
